APARTMENT MANAGEMENT

Atira Property Management Inc. provides the following standard services for apartment building owners in Vancouver, BC, Canada. We offer personalized services that meet the specific needs of each property, and if you need other services in addition to these below, please ask.

SUPPORT SERVICES

• Recruiting, interviewing, hiring and supervising resident manager(s)/caretaker(s)
• Coordinating interactions with the Residential Tenancy Branch, including eviction disputes and arbitrations
• Assisting resident managers in the preparation and maintenance of well-organized filing systems for tenant files, including all correspondence, documents, contracts, forms and other data, as required

SITE MANAGEMENT

• Supervising contractors working on the property
• Managing the bidding process for large tendered jobs
• Arranging for the purchase of equipment and supplies
• Managing annual re-bidding for trades and suppliers used routinely
• Ensuring trades people engaged for projects are bonded, insured, and covered by WorkSafeBC

FINANCIAL MANAGEMENT

• Paying all invoices
• Maintaining the rent roll
• Preparing an annual budget
• Processing/managing of security deposit refunds
• Providing monthly statements of income and expenses
